Introduction
The Arbour is the project that brought DLF onto Golf Course Extension Road. Its 1,137 main residences were sold in the pre-formal launch window in early 2023, so for most buyers today the route in is the secondary market.
Project overview
The Arbour is a group housing colony of about 25 acres in Sector 63. It was registered with HARERA as "The Sixty Three" in January 2023 and renamed The Arbour shortly after. The registration covers five residential towers, a commercial component and EWS units, with 1,137 main units.
DLF described the main residences as 4 BHK apartments of 3,950 sq. ft. each. The registration was later put up for amendment because of revised building plans; the promoter said it had the consent of more than two-thirds of existing allottees. Buyers should ask for the current approved plans.
Location & connectivity
Sector 63 is on Golf Course Extension Road, which links Golf Course Road with Sohna Road and the southern parts of Gurugram. Listings also cite access to the Southern Peripheral Road and NH-48, although travel times have not been verified here.
DLF's own Golf Course Road projects are in Sector 42 and DLF 5. Sector 63 gives buyers a newer, higher-density project further down the corridor.
