Mr. Ashok Raj Nath is the Chairman & Managing Director of a renowned export house located in New Delhi.
The Challenge The Client was seeking a permanent rental income from a commercial property. For secured investments, Mr Nath wanted “Grade A” property from a reputed developer only. |

He wanted two major elements in the property: fast liquidity potential and purchase price of such pre-leased property to be at par with market price of a vacant property.

Understood that the client expectations of rental returns could not be achieved by buying a pre-leased property since such properties generally command a premium over the market rate of a vacant property. Managing quick liquidity of a vacant property was also not very easy in such market. |

We developed the strategy of starting with a premium vacant property with good potential of leasing so that client’s RoI could begin soon after buying the property. This was communicated to the client and he accepted this unprecedented idea. |

Most Critical Challenge |
The challenge was one but Herculean: The client wanted to acquire property with high monthly rental returns as compared to the market returns.

| Our Outcome |
The client finally acquired the entire 1st floor of Tower B, Global Business Park in Gurgaon, a satellite town of Delhi. This was a special deal because of dual reasons: firstly, this was a direct deal from Unitech Limited, one of the leading real estate developers of North India. Secondly, due to our strong professional relationship and negotiations skills, the deal was clinched at a lower price than existing market rates.
The returns were favourable too. Within 3 months of transaction, our team facilitated the leasing of the entire floor to Inox Global. The client received almost 20% more returns than prevailing market trend at that time.
