Mondial Assistance India acquired their first office space in DLF Square, Cyber City, Gurgaon in year 2007. The challenge was to relocate the client into another facility, specifically within the same building as per the client’s preference. Apart from this, client was seeking facility with extended rent free period and reduced lease rentals. Considering expiry date of client’s existing lease agreement, it was equally important to conclude the deal within critical timelines.   


The Challenge

Mondial Assistance India acquired their first office space in DLF Square, Cyber City, Gurgaon in year 2007. Apart from this, client was seeking facility with extended rent free period and reduced lease rentals. Considering expiry date of client’s existing lease agreement, it was equally important to conclude the deal within critical timelines.   


Our Strategy and Efforts
Conducted an in-depth survey of vacant facilities in DLF Square, meeting client’s defined parameters.
Analysed client’s actual area requirement and suggested them to acquire 40% reduced area, sufficing their requirement.
Negotiated with DLF to achieve the desired timelines by buying out the maximum rent free period, i.e. for 3.5 months (approx)
Worked with Mondial to undertake due diligence activities for short listed site.
Settled on the hard bargained commercials with the developer which were 50% of the current rentals being paid by Mondial

Most Critical Challenge

The most critical challenge was to locate vacant facility in DLF Square, which possesses 90% occupancy. Another strenuous task was to get extended rent free period for minimum 3 months to avoid duplicity of rentals for the client, in contrast, following standard norms for all lease agreements DLF could allow only 2 months of rent free period.

A successful endeavor of relocation for Mondial Assistance Services in their preferred destination –DLF Square, Square.

Our hands on approach and strong association with DLF builders enabled us to conclude the transaction within critical timelines.

Focusing on client’s actual requirement, our consultancy services saved them almost 40 % area than their previous acquisition.  

In addition to this, the client appreciated our efforts for over 40% savings realised in rentals as compared to their existing lease rentals within the same building.
Our real estate expertise and negotiation tactics could get required approvals from DLF for extended rent free of 3.5 months.
